Cleaning covers things like:

• dust, dirt, limescale, soap residue, grease,
• food spills, stains on worktops,
• dirty floors, dirty bathroom and kitchen surfaces.

Damage is something that cannot be fixed by cleaning alone, for example:

• burns or deep scratches on furniture or floors,
• broken glass, tiles or fixtures,
• mould caused by very poor ventilation and long-term neglect,
• permanent stains on mattresses, sofas or carpets.

Normal cleaning costs are your responsibility as a tenant. Damage can lead to repair or replacement costs, which may be charged separately or deducted from your deposit.

When you move out, you must return the property in a similar overall level of cleanliness as at move-in, allowing for normal wear and tear. This usually means:

• all rooms clean and tidy,
• floors vacuumed and, if needed, mopped,
• kitchen cleaned (worktops, cabinets, stove, oven, fridge emptied and wiped, sink, tiles),
• bathroom thoroughly cleaned (toilet, shower, bathtub, sink, tiles, mirrors, drains),
• all rubbish removed from the property and bins emptied,
• personal belongings removed,
• inside of wardrobes and drawers wiped clean.

If the property is left noticeably dirty, with rubbish, grease, limescale, mould or strong odours, the landlord  may arrange a professional cleaning, and the cost can be charged to you or deducted from your deposit.

At the start of the tenancy, the property should be:

• Clean, ready for normal use, and with all furniture and equipment functioning properly.

If you notice that the property is not properly clean on arrival, you should:

• take photos, and inform the landlord immediately, ideally within the first 24–48 hours.

This makes it clear what the condition was at move-in and helps avoid misunderstandings later.

During your stay you are expected to:

• keep all rooms reasonably clean and tidy (bedroom, bathroom, kitchen, living room, hallways),
• regularly clean the bathroom (toilet, shower, sink, tiles, mirrors),
• keep the kitchen clean (worktops, sink, stove, oven, fridge, microwave, cabinets),
• wash dishes and not leave food or rubbish for long periods,
• regularly remove rubbish and sort waste according to local rules,
• sweep/vacuum and, when needed, mop floors,
• clean windows from the inside from time to time (if safely accessible)
• keep furniture, mattresses and textiles in good, hygienic condition,
• clean up any spills or stains as soon as possible.

You must use the property “as a good and careful tenant”, which means looking after it as you would your own home and preventing unnecessary dirt, damage or mould.

The exact amount of the security deposit depends on:

• the property,
• the landlord’s conditions, and the length and type of your stay.

You will always see the exact deposit amount in the offer from HomeInZagreb and in your Tenancy Agreement, before you make any payment.

The deposit amount usually equals the amount of 1 or 2 months rent.
