If you, the tenant, terminate the lease before its expiration:

The deposit is fully forfeited to the landlord (you lose 100% of it).

You may remain liable for rent during:

the notice period, or
-
the full fixed term,
unless a replacement tenant acceptable to both the landlord and HomeInZagreb is found.

Any unpaid utilities or damages:

will be deducted from the deposit, or
-
invoiced separately if the deposit is not enough.
